Итоги круглого стола от 17 марта 2016 г.

17 марта 2016г. НРО РОО состоялся круглый стол на тему: «Как правильно проводить анализ рынка недвижимости. Отражение результатов анализа рынка в отчете об оценке недвижимости», который провела Ермолаева Е.А., руководитель аналитического агентства «RID Analytics».
Обсуждение вопросов ценового зонирования города Новосибирска и близлежащих областных центров, принципы работы аналитиков рынка недвижимости, сегментации рынка, - заинтересовали присутствующих оценщиков.
Особое внимание вызвал обзор ценовой ситуацией на рынке недвижимости в связи с кризисными явлениями в экономике. Участники мероприятия, среди которых были как молодые, так и опытные оценщики, единогласно вынесли вердикт: в текущем году необходимо учитывать общую тенденцию снижения цен на недвижимость, в наибольшей степени жилого сегмента, а также в рамках сравнительного подхода к оценке предусматривать большую скидку на торг, в связи с увеличившимся сроком экспозиции.
Подобные встречи оценщиков и аналитиков рынка очень полезны и плодотворны. В ходе состоявшегося круглого стола оценщики получили информацию о работе агентства «RID Analytics», познакомились с выпускающимися мониторингами и обзорами, высказали ряд пожеланий по предоставлению аналитических данных и справочных материалов, наметили рад совместных работ, результаты которых могут быть использованы в практике оценки.
